In a recent transaction that bridges the past with an exciting future, Avi Barr and Ellen Roberts led the BBS Law Secured Lending Team representing Ryse Finance in advancing a £1,000,000 bridging loan secured against one of Suffolk’s most remarkable historic properties—Ballingdon Hall. This financing will enable the transformation of this architectural treasure into a premium health spa facility, adding yet another fascinating chapter to the hall’s storied history.
Ballingdon Hall is not just any Tudor mansion. Originally built in the early 1590s as a “prodigy house” (a term coined to describe impressive Tudor and Jacobean homes designed specifically to impress visitors), the property has survived fires, neglect, and even an astonishing relocation.
Commissioned by Thomas Eden II, an MP for Sudbury who would later be knighted by King James I, the hall was originally positioned at the base of Ballingdon Hill, overlooking the River Stour and the town of Sudbury. For approximately 150 years, it remained in the hands of the Eden family and their descendants before falling into a period of decline.
What truly sets Ballingdon Hall apart in architectural history is its remarkable journey in the 1970s. When threatened by encroaching modern development, then-owners John and Angela Hodge made the extraordinary decision not to simply restore the property but to physically move it. In what became an internationally publicized engineering feat, the timber-framed North Wing—all that remained of the original H-shaped mansion—was encased in steel, lifted onto caterpillar tracks, and painstakingly relocated uphill to a more secluded setting among 27 acres of land.
The current owners, who acquired the property in March 2020, have developed exciting plans to transform Ballingdon Hall into a luxury health spa facility. Our team worked closely with Ryse Finance to structure a £1,000,000 bridging loan that will provide the necessary capital for this ambitious project.
The transaction involved careful consideration of the property’s Grade II listed status and the unique challenges associated with financing historically significant buildings. The loan structure had to accommodate both the preservation requirements of such an important heritage asset and the commercial needs of creating a viable health spa business.
What makes this project particularly satisfying is how it continues Ballingdon Hall’s tradition of reinvention while preserving its architectural significance. From its origins as an Elizabethan showpiece to its remarkable relocation, and now its upcoming transformation into a health and wellness destination, the hall has repeatedly demonstrated how historic properties can adapt to changing times.
The planned spa development will carefully integrate modern wellness facilities with the hall’s Tudor character, ensuring that visitors can experience luxury treatments in a setting steeped in history. From the long gallery that once hosted Tudor entertainments to the four-poster beds that speak to centuries past, Ballingdon Hall offers an atmosphere that cannot be replicated in purpose-built facilities.
