Contact UsOur conveyancing lawyers understand that buying or selling a home can be an intensely stressful experience, with countless documents and legal requirements to contend with.
Whether you are looking to get a first foot on the property ladder or a seasoned investor, expert legal advice is essential to ensure that the transaction is completed as quickly and efficiently as possible.
Our experienced property lawyers are available to offer guidance through every step of the conveyancing process.
You may have heard of conveyancing, but what really is it?
Conveyancing is simply the legal process of transferring property ownership from one party to another.
It involves various steps, including but not limited to; conducting property searches, reviewing contracts, handling financial transactions, and ensuring that the transaction complies with all legal requirements.
A conveyancing residential solicitor plays a crucial role in managing these tasks and is a necessary step of getting on the property ladder.
A residential conveyancing solicitor is a legal professional who specialises in managing property transactions for individuals buying or selling homes. Their primary role is to ensure that all legal obligations are met, protecting clients from unforeseen legal risks.
The responsibilities of a residential conveyancing solicitor extend beyond simply drafting contracts.
They conduct in-depth investigations into the property’s legal status, ensuring that the buyer is acquiring a property free from the likes of legal disputes or restrictions. For sellers, a conveyancing solicitor ensures that all legal documents are in order and that any potential barriers to the sale are addressed before they become problematic.
Our team at BBS Law are highly experienced in handling a variety of property transactions, from straightforward sales and purchases to more complex cases. We understand that each transaction is unique, and we tailor our approach to suit your specific needs, ensuring that you receive clear, practical legal advice throughout the process.
At BBS Law, our conveyancing residential solicitors offer a comprehensive service covering all aspects of property transactions.
When buying a property, we carry out extensive property searches to uncover any issues that could affect your ownership, such as environmental risks or outstanding charges.
We review contracts thoroughly to ensure they are fair and transparent, advising you on any clauses that may have long-term implications. If you are obtaining a mortgage, we coordinate with your lender to ensure that all financial and legal conditions are met before completion.
For those selling a property, we prepare all necessary legal documentation, including the contract of sale and supporting paperwork required. We address any legal queries that may arise during the transaction and ensure that funds are securely transferred upon completion.
Our expertise also extends to remortgaging, wherein our residential conveyancing solicitors assist clients in switching mortgage providers or securing additional financing against their property, handling all necessary legal work to ensure a smooth transition.
Additionally, we provide specialist support for leasehold transactions, which often involve additional complexities such as service charges, ground rent obligations, and lease extensions.
BBS Law has years of experience in the property market, both at a local level and nationwide and can advise on everything from the fixtures and fittings included in a property to any potentially awkward clauses you should be aware of.

Completion day is when the legal ownership of the property is officially transferred from the seller to the buyer. On this day, your solicitor will ensure that the final balance of the purchase price is transferred to the seller’s solicitor, and in return, the keys to the property will be released to you.
Yes, even if you are purchasing a property with cash and do not require a mortgage, a residential conveyancing solicitor is still essential. A solicitor will conduct thorough property searches, review legal documents, and ensure that the property has a clear title, protecting you from future disputes or unexpected liabilities.
The length of the conveyancing process depends on the complexity of the transaction, the efficiency of all parties involved, and whether there are any legal or financial complications. On average, a straightforward property purchase or sale can take between 8 to 12 weeks. However, delays can occur. At BBS Law, we work proactively to minimise delays and keep your transaction on track.
We believe it is important to speak plainly and avoid any legal jargon which can often serve to frustrate and confuse. Our solicitors are used to working to tight deadlines and will liaise closely with other parties involved in the chain to ensure that the transaction is progressed smoothly.
We are also committed to keeping clients up-to-date at every stage, advising on what is required and ensuring you are fully informed about the costs involved. We also ensure that we respond to all calls and emails promptly.

After appointing BBS I was introduced to Kelly and Safiyah who would be looking after my property sale. I was impressed with them every step of the way, they kept me informed, avoided some potential issues and were thoroughly professional. What I like the most was the personable way they dealt with the matter, very attentive and always on hand to move things forward. A real pleasure to deal with thank you both.
